Sands is a suburb of my town - High Wycombe.

The Dashwood estate falls partly within its boundaries - which is full of 'follies' and other weird architecture - some of which has since been demolished.

I have never seen the 'round house' depicted in the postcard - but this may not be surprising as the area has been heavily developed since the postcard was issued and may have been demolished to make way for the various housing estates and business/factory complexes in the area.

    Hi,

Maybe Mike's photo shows this roundhouse on the edge of Dashwood estate: Lien (http)

There are quite some similarities... albeit the battlements have disappeared...

    Best regards,

    Quasar

    Great detective work again Quasar.

I believe you are correct. This house still exists on the Dashwood estate and is currently privately rented. The battlements caused the confusion and that strictly it is not within the boundaries of the area currently known as Sands - though it may have been in the early 20th century. Presently it is part of West Wycombe which is a mile or two from High Wycombe.
